The best way to assess, with certainty, what types of additions will work best for your house is by calling a design expert for an in-depth consultation.

Below are some things to have in mind when you meet with your contractor.

Things to ask when planning your second floor addition:

  • What is the size of your ceiling joists? If they are too small, they will not be able to support a 2nd story floor.
  • Are there mechanicals (like plumbing, electrical, or air conditioning) that run over the top of the existing ceiling joists?
  • How much overhang is there on the existing roof? What utilities, if any, are fastened onto it?
  • What material makes up your roof sheathing?
  • How many layers of shingles are on your current roof?
  • What is protruding out of your roof? Dormers? A chimney?

If you can answer these questions, it will make any design plans with a professional contractor go more smoothly.

From general building permits to electrical, it might take some time to have your plans ultimately approved.
